Christophe Harbour

Construction started last month on the super-yacht marina for Christophe Harbour, the 2,500-acre resort and residential development on the southeast peninsula of St. Kitts in the West Indies.

With many projects around the region stalled, any sign of progress on a development is big news. And Christophe Harbour is one of the most ambitious resort and residential developments in the Caribbean, including a Tom Fazio-designed golf course, hotels, restaurants, shops, spa and the usual array of high-end residential properties, in addition to the 300-slip marina with berths to handle yachts up to 300 feet.


The developers, U.S.-based Kiawah Development Partners, are currently pitching14 bungalows on a secluded bay, with pre-construction prices starting at $900,000. Last June the project reported more than 40 “founder” sales of home sites, priced between $500,000 and $2.7 million.

The marina is the centerpiece of the project, an attempt to add a new stop on the Caribbean super-yacht circuit.

The initial round of marina sales includes 12 berths of between 100 to 200 feet; seven are already reserved, according to the developers. Prices for mega-yacht slips reportedly start at $10,000 per linear foot. The first phase of the marina development also includes 42 harbor-front villa lots, scheduled to go on sale in April.

“This harbor site could not have been more naturally suited for a mega yacht marina if a marine engineer had been given the opportunity to design it,” c.o.o. Legrand Elebash said at the groundbreaking for the marina. “We are going to be able to take the world’s largest boats here.”

The market is mixed and people with money are finding the best deals. These luxury homes and especially people with yachts like a secure waterfront. Not a suprise that this project is moving forward. There is only so much waterfront
